Union Pacific Railroad has announced plans to develop the Mainline Texas Industrial Park, a master-planned, 2,000-acre industrial development just outside Houston at Rosenberg, in pro-business Fort Bend County. The announcement makes this the Gulf Coast's newest major rail-served logistic hub.
It's been a busy year attracting new companies and expansion of existing industries that want to ship and locate in rail parks. Texas Rail Advocates has reported on numerous sites for expansion or groundbreaking of industrial rail parks around Texas this year (use the TRA website search feature and enter "Industrial Rail Park").
“We’re excited about the new growth opportunities this park opens up for our customers,” said Executive Vice President – Marketing and Sales Kenny Rocker. “It’s near the state’s largest concentration of people, industry and commerce, and allows customers to reach more than 25 million consumers within a 250-mile radius. That’s real growth potential and another example of how we are planning into the future with our customers.
The park is located along Union Pacific’s main line at Rosenberg, east of Houston, with direct access to U.S. 90, Highway 36, Spur 10, and Interstate 69, offering new customers seamless transportation across the region’s major population centers and international gateways in Laredo, Eagle Pass and El Paso.
Mainline Texas Industrial Park offers 1,300 acres of Union Pacific rail-served and switched land and 700 acres for non-rail industrial and commercial uses, with potential for more than 20 million square feet of Class A development. The site features rail car storage for up to 1,700 spots, on-site water and wastewater systems, regional drainage and access to high-capacity gas infrastructure, making it one of the state’s most robust industrial offerings for customers.
Sites will be available from 5 to 1,000 acres with building options from 30,000 to 2 million square feet of space.
The federal government and state of Texas offer a number of business incentives to attract new business to Mainline Texas. Those include a federal Work Opportunity Tax Credit, Texas Research & Development Tax Credit, the Texas Enterprise Zone program, Texas Enterprise Fund, state sales and use tax exemptions, a skills development fund, and other incentives.
Other Fort Bend County and Rosenberg enticements include property tax abatements, infrastructure reimbursement, job creation incentives and freeport tax exemption #149 which covers all of Fort Bend County.
